A few thoughts..

Morgage is at 4.75%
Over 25 Years, £5.70 per thousand, interest only is £3.96 per thousand.

Total we can borrow is the higher out of:
.. £105,000 + (1.25 * Naomi's Salary)
.. £85,000 + (3.25 * Naomi's Salary)

If Naomi is earning more than 10k, then the latter method will be preferable.

On a property worth £130k (which would require Naomi to be earning 14k), repayments would be £740 paying off the capital, £515 paying interest only.
